  • SAP calculations and Compliance:

We can provide all the documentation required for the Building Warrant to show energy compliance.  From drawings and specifications we can produce the SAP calculations, U-values etc. that will be required, and have the expertise to suggest effective, practical remedies should design changes be necessary to comply.

  • Certificates of Design – Section 6, Energy

As Approved Certifiers of Design we can issue Design Certificates for inclusion in warrant applications, whereby we would be responsible for verification of Section 6 (Energy) of the regulations instead of Building Control.  This service is optional, but can simplify and speed up the application process and also enables a 10% reduction in the warrant fee.

  • Section 7 (Sustainability) assessments

Compliance with Section 7 (Sustainability) levels is not generally required for building warrant approval, but may be necessary for other reasons, eg. for some mortgage applications, to comply with Housing Association requirements, or merely to demonstrate ‘green’ credentials. 

We can assess compliance for the higher Sustainability Level energy aspects 1, 2 and 3 and assist with specifications if necessary to achieve the required levels.

  • Energy Performance Certificates (EPCs)

The EPC is generated from an as-built SAP calculation, which could be either our own updated design version or a new calculation if we were not involved at design stage.  We are accredited to lodge on-construction EPCs onto the Scottish EPC register. 

  • U-value and Condensation Risk calculations

We can provide U value and Interstitial Condensation Risk analyses individually from specifications, and suggest amendments if necessary to achieve a required standard.


  • SBEM calculations and Compliance for Building Warrant applications

We can provide this information for submission to Building Control in support of a warrant application at design stage. This would need to be up-dated in due course to ‘As-Built’ condition to confirm compliance at completion, at which stage we may issue the EPC

  • ‘Shell and fit out’ assessments

We can also produce compliance documents for ‘Shell and fit out’ developments.  A ‘worst case’ fit-out for the shell-stage SBEM calculation will be assumed for compliance purposes, to be followed at a later stage by compliance documents for the proposed fit-out warrant application. 

  • EPCs and Compliance at Completion

We can produce as-built compliance documents and an EPC for submission to Building Control at Completion, and lodge the EPC on the Scottish EPC Register. These will be generated by an ‘SBEM’ calculation, which may be either our own design stage calculation suitably updated, or a new calculation if we were not involved at design stage.

A ‘Shell and fit out’ development does not require an EPC at ‘shell’ completion, but if required for other reasons (eg for marketing), we can produce a ‘voluntary’ EPC at this stage.  We can also produce a ‘statutory’ EPC as required at completion of the final fit-out.

  • U-value and Condensation Risk calculations

We can provide U value and Interstitial Condensation Risk analyses individually from specifications, and suggest amendments if necessary to achieve a required standard.
